About these terms
This site belongs to Henderson’s Landscape Services, an owner-operated landscape and irrigation business in Sacramento, California. These terms cover your use of the website. Work on your property is covered by the written agreement we make for that work.
Prices here are ranges, not quotes
Every number on this site is a preliminary range. The price for your property is set after we have walked it and confirmed in writing before any work begins.
The project builder, the ballparks and the price ranges show what similar work usually costs. They are not an offer, a bid or a contract, and they do not bind you or us. What a job costs depends on what we find on site — soil, slope, access, what is buried and the condition of what is already there.
The System Check price is set by service area and is shown as a fixed price. It is the one price on the site that is not a range.
Booking requests
Sending the booking form or a project plan is a request, not a confirmed appointment. A visit is booked once we confirm a time with you by phone, text or email.
Moving or cancelling a visit. Free with at least 24 hours’ notice by call, text or email. If you cancel with less notice than that, or we arrive and cannot get to the yard or the controller, there may be a flat $75 late-cancellation fee, the same in every area. We waive it for emergencies and bad weather. If we have to move a visit, we tell you as early as we can and it costs you nothing.
Written agreements
The price and scope of any work are confirmed with you in writing before the work begins. That written agreement, not this website, sets out the work, the payment terms and any warranty. If anything on the site disagrees with it, the written agreement wins.
Payment
This site takes no payments, and we will never ask for card or bank details through it.
Offers
15% off a System Check. For System Checks booked on or before December 31, 2026. It comes off the System Check price only, not repairs, parts or other work. One per property, and it cannot be combined with another discount. The visit itself can be on any date that works, including after December 31.
Free walkthrough. When a project’s preliminary range starts at $2,500 or more, the first walkthrough to scope it is free. Smaller projects and irrigation problems start with the System Check.
Offers can change or end. The terms shown here on the day you book are the ones that apply.
Licensing
Henderson’s Landscape Services is not licensed by the Contractors State License Board. Work is performed under California’s minor work exemption (Business & Professions Code §7048): every project totals less than $1,000 including labor, materials and all other items, requires no building permit, and is performed by the owner without employees. Jobs that exceed that limit, require a permit, or need more than one person on site are referred to a licensed contractor. The System Check price is fixed by area. Repair and property-care work is priced after we have walked the property and confirmed in writing before any work begins; nothing on this site is a quote.
Advice on this site
Guidance here — what a symptom usually means, watering, plant choices — is general. It is not an inspection of your property, and the right answer for your yard can be different.
Our photos and words
The photos on this site are of our own work, and the photos, writing, tools and designs belong to us. You are welcome to share links to any page. Please do not reuse the photos or text for another business.
The website itself
We work to keep the site accurate and running, but it is provided as it is, and we cannot promise it will always be available or free of mistakes. As far as the law allows, we are not responsible for losses that come from relying on the website alone instead of having the property looked at. Nothing here limits a written agreement for work, or any right you have under California law that cannot be given up.

Links to other sites — social media, water-district rebate programs, the state license board — are there to help you. We do not control those sites.

These terms are governed by California law. We may update them; the date at the top shows which version is current.
