Property care · The other half of the truck
The work that makes
the place look handled.
Irrigation is what we specialize in. This is the rest of what we do — regular lawn care, seasonal cleanups, overgrown beds, shrubs that have not been shaped in three years, and a walkway that has gone green.
What we take on
Straightforward, and priced the same way.
Seasonal cleanups
Leaf and debris clearing, bed cleanout, cutting back what has run past its edges. The debris leaves with us.
Pressure washing
The finish on a cleanup rather than a service on its own. Walkways, patios and fences once the growth around them is cleared — most of what people call stained concrete is a season of algae.
Weed removal
Beds, gravel, cracks and fence lines. Cleared properly rather than knocked down to grow back in three weeks.
Hedges and shrubs
Shaping, reduction, and bringing back plants that were let go. We will tell you honestly when something is past saving.
Mowing and edging
Available, and best combined with something else. A standalone mow rarely justifies the trip on its own.
Lawn feeding
Fertiliser on a schedule the lawn actually needs — worked out from the grass you have, the sun it gets and the ground it sits in, not from a bag on a shelf. Feeding only: we do not spray weed killer.
Aeration and dethatching
For lawns that have gone hard and thin. Pulling cores relieves compaction; dethatching takes out the mat that stops water and feed reaching the roots.
Overseeding and repair
Thickening a thin lawn, and bringing bare patches back. Autumn is the right time for it here, and doing it after aeration is what makes it take.
Regular care
A core visit, priced by the size of the lot.
Mow, edge, blow, the debris from that work taken away — and on every visit, a three-minute check of the irrigation zones, because the people who look after a lawn every fortnight are the ones who catch a weeping valve in week one instead of in October. Hedges, pruning, bed work, mulch and seasonal cleanups are added on when they are needed, not folded into a monthly number you pay for whether or not they happen.
Billed monthly with the visit count written down. One flat price year-round; the work shifts to beds, pruning and cleanup in winter.
Route days only open where there are enough stops to make the drive honest, so regular care is available in some areas before others. Ask — if your street is not on a route day yet, we will say so, and tell you what would change it.
The honest scheduling advice
This work is cheapest when we are already there.
Most of what you pay for a small standalone job is the trip, not the work. If we are coming out for irrigation anyway, the trip is already paid for — and adding a cleanup or a hedge job to that visit costs a fraction of booking it on its own.
We would rather tell you that than quietly sell you two trips.
Every project here is under $1,000 all-in, permit-free, and done by the owner without help — same limits as the irrigation work. Priced after we have seen it, in writing before we start.
Our work carries thirty days; nature carries nothing. Weeds that spread by root — nutsedge, bermuda, bindweed — gophers and moles, and drainage are conditions of the site, not of the work. They come back. We can keep after them as a service; we will not pretend a cleanup makes them go away.
Larger renovations, hardscape, drainage and planting at scale sit on the far side of a license we do not yet hold, and we will refer those out rather than take them apart into pieces.
One cleanup, as found and as left
The ground had gone. Then it had not.

Most of it starts like this.
Overgrown, old, yellow in March, wanting a shape-up. Not every property is getting the brand-new transformation, and not every owner wants to pay for one. Most of this work is getting on top of what is there, cutting the edges back, and leaving it looking like somebody is keeping an eye on it.

Where we take this work
Closer in than the irrigation map.
Property care runs across the neighborhoods around Sacramento — Citrus Heights, Orangevale, Fair Oaks, Carmichael, Antelope and Rancho Cordova — as well as the irrigation areas. Irrigation is organized around route days because the diagnosis work needs that structure; property care does not, so it stays closer to home.
