Step 1 of 4 · Where
Which area is the property in?
This sets your zone and your price, and it decides which watering rules we program
the controller to. If you already picked an area, it is carried over.
Sacramento Zone A $185 visit Roseville Zone B $235 visit Folsom Zone B $235 visit Granite Bay Zone C $285 visit Elk Grove Zone B $235 visit West Sacramento Zone A $185 visit Davis Zone B $235 visit Woodland Zone C $285 visit Rancho Murieta Zone C $285 visit El Dorado Hills Zone C $285 visit Cameron Park Zone C $285 visit Shingle Springs Zone C $285 visit Lincoln Zone C $285 visit Rancho Cordova Zone A $185 visit Rocklin Zone B $235 visit Loomis Zone C $285 visit

Step 2 of 4 · What you need
What are we coming out for?
Pick the one that fits best. It only decides which questions we ask next —
nothing is locked in, and we will sort out the rest on the property.
Something is wrong with my sprinklers Zones, valves, heads, controller or drip. My water bill jumped Something is running that nobody is watching. The yard has gotten away from me A one-time clearance, hauled away. I want someone on it regularly Ongoing upkeep on a schedule. My lawn looks bad Thin, yellow, patchy or hard underfoot. I would rather just talk it through Some things are easier said out loud.

Step 3 of 4 · What is going on
Tell us what you can see.
Answer what you know and skip what you do not. “Not sure” is a real
answer — it tells us what to look for just as well as a confident one does, and none of
this sets a price. We walk the property before anything is quoted, every time.
Something is wrong with my sprinklers How many zones does the system have?
A zone is one group of heads that comes on together. Counting them on the controller is easier than counting them in the yard.
1–3 4–6 7–10 More than 10 Not sure
How many of them are giving you trouble?
Just one A few All of them Not sure
What have you noticed?
Pick everything that applies.
A zone will not turn on Water pooling or a soggy patch Heads spraying the fence or driveway Summer bill jumped Misting or weak spray Brown or dying patches Controller is a mystery Something else
Is there a controller on a wall or in the garage?
Yes, and I can read the brand Yes, but I cannot read or reach it There is no controller Not sure
What have you already tried?
Optional, and the single most useful thing you can tell us.
My water bill jumped When did the bill change?
This cycle The last two or three Since the summer started Not sure
Can you see anything?
A leak underground often shows above it. Pick everything that applies.
A wet or soggy patch Water running when it should not be A patch greener than the rest Nothing visible at all Not sure
How many zones does the system have?
1–3 4–6 7–10 More than 10 Not sure
What have you already checked?
Optional. If you have read the meter with everything off, that is worth saying.
The yard has gotten away from me Which part of the property?
Front Back Both A side yard Not sure
Roughly how big is the area?
Nobody knows their square footage. Pick whichever is closest.
About a parking space About a single-car garage About half a tennis court Bigger than that Not sure
What is actually there?
Tall weeds Overgrown shrubs Dead or bare lawn Leaves and debris Old mulch or rock Not sure
Does it need taking away?
Yes, take it all No, leave it piled Not sure
How would we get to it?
Access decides more about a clearance than the size does.
A truck can pull up close Through a normal gate Narrow or awkward Not sure
I want someone on it regularly How big is the property?
Small yard An average suburban lot Larger than average Not sure
Is there lawn to cut?
Front and back One side only No lawn at all Not sure
How often are you thinking?
Weekly Every other week Monthly Not sure yet
Anything beyond the mowing?
These run on their own schedule through the year rather than every visit, and they go on the same ticket. Pick everything you want looked at.
Hedges and shrubs Beds weeded and edged Feeding the lawn Aeration or dethatching Seasonal cleanups Just the mowing Not sure
Who is doing it now?
Nobody I do it myself Another company Not sure
My lawn looks bad What is it doing?
Pick everything that applies.
Thin or patchy Yellow or pale Bare spots Hard and compacted underfoot Spongy, with a thick mat at the base More weeds than grass It just never looks as good as the neighbours Not sure
Roughly how much lawn is there?
Nobody knows their square footage. Pick whichever is closest.
Small — a strip, a courtyard or a front verge Medium — a normal suburban lawn Large — noticeably more than the neighbours Extra large — a quarter acre of actual grass Bigger than that Not sure
Do you know what kind of grass it is?
Most Sacramento lawns are fescue. If it goes brown and flat every winter and greens up in May, it is probably bermuda.
Fescue — green all year Bermuda — brown in winter A mix Not sure
How much sun does it get?
Shade changes how much feeding a lawn can take, so this matters more than it sounds.
Full sun most of the day Some sun, some shade Mostly shade It varies across the lawn Not sure
What is the ground like under it?
If a screwdriver pushes in easily it is probably loam or sand. If it will not go in at all, clay.
Sandy or gravelly Normal garden soil Heavy clay Not sure
When it gets mown, where do the clippings go?
Left on the lawn they are free fertiliser, and it changes what we recommend.
Bagged and taken away Left on the lawn Not sure
What are you actually after?
A showpiece lawn needs more feeding, more mowing and more water. There is no wrong answer, but it changes the plan and the cost.
Just keep it alive Healthy and even The best lawn on the street Not sure yet
What have you already tried on it?
Optional. If you have fed it yourself, knowing what you used and when saves us guessing.
I would rather just talk it through Roughly what is going on?
A sentence is plenty. We will work the rest out on the phone.

Step 4 of 4 · Your visit
Here is what we have, and what the visit costs.

System Check —
Credited if you go ahead —
What the check costs you $0
The repair is priced separately, in writing, after we have seen it — and it is
your call. If you decide against it, the written account of your system is still yours and you have
paid — for it.
This one sounds easier said out loud
Plenty of it is “not sure”, which is completely fine — but a two-minute call
will get us further than the form will. Send this anyway if you like, then call
(916) 550-8140 . You will get the owner, not a queue.
Every zone runs while somebody watches it — coverage,
pressure, valves, controller, and ground evidence. You leave with a written account of what is broken,
what is working badly, what is fine, and what each item costs to address.
The document is yours regardless of what you decide.

Photos help. Text them to (916) 550-8140 once you have
sent this. They help us arrive with the right parts on the truck — they do not set the price,
because we walk the property either way, every time.

The System Check price is fixed and
does not change on arrival. A larger repair is a separate decision, priced in writing once we have
actually seen the system — and it is your call, not ours. Nothing gets done without you saying so.
The terms every written price carries
Old pipe. Existing pipe is of unknown age and condition. PVC and poly become brittle over time and can fail when disturbed, including outside the repair area. That is a condition of the existing system, not a result of the work. Additional breaks discovered or occurring beyond the repair area are billed at $95 each; if more than two occur, work stops and we discuss options before continuing.
Site conditions. Pre-existing soil and biological conditions — nutsedge, bermuda and other spreading weeds, burrowing pests, drainage — are conditions of the site, not of the work. Recurrence is not covered; ongoing control is available as a separate service.
Unknown leaks. A leak with nothing visible is a diagnostic visit first, never a fixed price.
Workmanship. A repair we made that fails within thirty days is made right at no charge. Parts carry the manufacturer’s warranty. Site conditions listed above are excluded.
Flooded work areas are made safe and scheduled as a separate visit rather than worked wet.
HOA approval. Where an HOA or other approval is in play, no date is held and no materials are bought until it is in hand. Preparing a submittal on your behalf is paid time.
The limit. Every project is under $1,000 all-in. If the honest price is over it, we say so and refer you on. We do not reduce scope or split a job to get under it.
